How Foundation Settlement Issues Develop
Foundation settlement typically develops when support beneath the foundation is reduced or becomes non-uniform. Unlike cosmetic cracking, foundation settlement reflects a change in how loads are transferred to the ground, and tends to worsen without intervention. Common contributing factors include:
- Loss of subsurface support due to voids, erosion, or consolidation
- Variable ground conditions beneath different portions of the foundation
- Water infiltration or leakage that weakens supporting material
- Changes in loading from renovations, new equipment, or use changes
- Construction disturbance adjacent to existing foundations
