When the developer acquired a longtime retail property to redevelop as a new convenience store, what appeared to be a routine demolition revealed a decades-old structural problem. The existing building had been built into a grade roughly fifteen to twenty feet below the adjacent roadway, and over time its exterior wall had quietly become a load-bearing element for the road itself. Demolishing the building through conventional means risked destabilizing the road above and collapsing it onto the project site - before a shovel could touch the new construction.
